Design Competition for the renovation of the Historic Capitol Theater located on State Street
in Dover, Delaware into a Performing Arts Center.
The short listed firms where given a brief opportunity to visit the building which had been unoccupied
for a number of years. Last used as a movie theater, the building suffered from a leaky roof and lack
of use. Drawings were not available and had to be created from field measurements.
Property restrictions limited the first floor addition to 9' feet. This space is used as a connecting
loggia providing intermission space and a means to get from the box office to the stage without going
through the theater. Utilizing air rights granted by the adjacent bank, a second and third floor would
be built over the parking lot for other arts uses. An elevator was added to provide handicapped access
to all seating levels. This feature required creative planning and design.
All mechanical systems would be replaced and located in the penthouse of the addition allowing
for acoustical isolation and direct access to the ceiling space of the theater.
